An energy performance certificate (EPC) is a report that assesses the energy efficiency of your property and also makes suggestions for any additional measures you can do to improve its energy efficiency. Its purpose is to indicate how energy efficient a particular building is, rating it from A to G, with A being very efficient and G the least efficient. The better the rating the more energy efficient the building is. An EPC comes with a report, which provides recommendations on improving the current energy rating, ranging from easy to implement and cost effective improvements to the property and more expensive upgrades such as a new heating system or external wall insulation.

As of the 21st May 2010, it is now a legal requirement to obtain an EPC if you decide to place your property on the market for sale or rent in England and Wales. Failing to provide a valid EPC can commission an enforcement fine payable by the owners, property agents or solicitors. An Energy Performance Certificate is normally valid for 10 years, however, if you have made any changes to the property, e.g upgrading the boiler, heating system, changing windows and doors, installing solar panels, air source heat pumps, ground source heat pump, wind turbine etc. then you need an upgraded EPC.
The purpose of this is to allow any potential buyers, tenants or present owners an insight into how they may be able to reduce their fuel costs and emission levels by simple making a few key changes and introducing new technologies.

The documentation required by law is a Landlord Gas Safety Record as there is a legal duty on owners of residential rented properties to have annual safety checks carried out on the gas appliances they provide for their tenants' use.
